Working on behalf of various stakeholders, our services ensure the delivery of a project on-time, on budget, to the expected quality and specification requirements.

We develop and prepare clients brief and critical success factors and undertake stakeholder analysis and manage the engagement and control process.

Project risks have potential to impact of the success of a project in terms of programme, cost and quality. We undertake risk analysis to identify the project risks and implement strategies and procedures to mitigate and manage the risk throughout the project through to completion.

We provide advice on procurement options, assemble the project professional team and manage the appointment process on behalf of clients, manage the team and preparation of the Employer’s Requirement documentation, tendering process and lead the project administration through change orders and contract instructions through to commissioning, snagging and handover.

Contract Administration / Lead Consultant

Acting as contract administrators and lead consultants on refurbishment, repair and new build projects ranging in complexity, scope and value to many varying types of property, including places of worship, historic buildings, residential property, commercial office and retail, and community buildings.

We are well adept at assembling, coordinating and managing a project professional team of other consultants such as architects, structural engineers, mechanical and electrical engineers, quantity surveyors and specialist advisors, from project inception stage through to completion.

As lead consultant we provide full project budgetary and programme control and reporting to our clients at regular key project stages.

Our typical services include advising of procurement routes, detailed design and preparation of specifications and schedules of work, inviting and reporting of tenders and administering the building contract contractual procedures, chairing progress meetings, monitoring of the quality of works throughout the project and negotiation and settlement of final accounts.

Design & Feasibility Studies

We provide bespoke design from our in-house designers and close working relationships with external architects for new build, refurbishment, reordering schemes.

Our feasibility studies are developed to suit client objectives, budget and timescale Including design, procurement, construction methodology, risk analysis, planning, budget costings and environmental issues.

Sustainability

We are experienced in providing advice and working on refurbishment and new build projects where sustainable and renewable technologies form an integral aspect of the design and use of the building.

Our approach is to assess the holistic building fabric and end user requirements with the core values of creating a balance between passive and active measures of airtigthness, thermal performance, ventilation, solar gain and shading, and renewable technologies to create a unique property that meets our client’s aspirations.

Working alongside designers and registered assessors, our experience of new build projects include BREEAM Excellent commercial properties and Code for Sustainable Home residential projects at levels 4, 5 and 6. We also have experience refurbishing existing commercial and residential property in thermally upgrading the building fabric and implementing renewable technologies.

Party Wall

We have a broad experience in acting on behalf of Building and Adjoining Owner’s to administer The Party Wall etc Act 1996, in the preparation, publication and discharging of Party Wall Awards. We work closely with clients and their consultants to administer the Act and achieve the aspirations of the project.

We also have experience in acting as the Agreed surveyor for both Building and Adjoining Owner’s.

Pre Acquisition Surveys and Due Diligence

Purchases of property or land require sound and informed information in order to make reasoned judgements in the purchase process.

Our pre-acquisition surveys report on the condition and quality of build construction, the risks and shortcomings and budget costs implications.

We work with other specialists such as structural engineers, mechanical and electrical services engineers, cladding consultants and the appointed legal team to ensure the required expertise and due diligence is provided.

We are experienced in undertaking pre-acquisition survey ranging from commercial assets such as banks and hotels to residential property for commercial companies in the UK and Europe.

Building Condition Surveys

Our survey and reports establish the condition of a building or structure by each elemental building item, identifying defects and recommendations for repair and maintenance, with a priority rating given. Our reports are tailored to meet specific clients brief and objectives and are therefore bespoke to each clients needs.

We have extensive experience in undertaking building condition surveys off all types of ecclesiastical, commercial and residential property, both historic and modern buildings.

Building Pathology

The thorough investigation, understanding of methods of construction and building form are critical to be able to identify causes of defects and appropriate remedial advice and recommendation.

We undertake detailed investigations and analysis to provide thorough and informed advice and recommendations for building defects.

Dilapidations

We are experienced in the preparation of interim and terminal schedules of dilapidations, negotiating settlement of claims alongside the appointed legal team and in the approval and monitoring of tenants works on behalf of landlords.

As part of dispute determination, we are adept at preparing specification of works and tendering in order to demonstrate the claim and engaging in close correspondence with the other appointed surveyor during works to substantiate a claim.

Fire Reinstatement Valuation

We undertake assessment of reinstatement costs of rebuilding structures for insurance purposes and our technical surveying skill-set enables us to gain a thorough understanding of construction, special architectural features and implications these may have on the costs.

Planned Maintenance

Our service includes the review and survey of a building’s existing condition, consultation with the client to ascertain their requirements and expectations of the building, budgets for undertaking cyclical repair and maintenance works, and production of detailed planned maintenance schedules and programmes to ensure the buildings are in a good condition of repair to service the requirements.
